Big footprints change placement, not ratios

A distribution facility floor plate can run hundreds of thousands of square feet. The OSHA ratio does not change — roughly one unit per 10 workers — but where those units sit matters far more than on a normal site.

One bank at the main entrance means crews working the far end of the building lose real time on every trip, and the units nobody wants to walk to are the units that get avoided. Distribute by zone and move the clusters as work progresses from slab to shell to fit-out.

Packaging is the debris story

Structural phases produce what you would expect. Racking, conveyor, and equipment installation produce something different: an enormous volume of crating, pallets, banding, shrink wrap, and cardboard.

That material is bulky rather than dense, which means it fills a container by volume long before it approaches the weight allowance. Plan for 30 or 40 yard containers and more turns than the tonnage would suggest — scheduled swaps rather than call-when-full, because a full box during an install stops the install.

Fit-outs inside an operating building

Tenant improvements and expansions often happen while the rest of the facility is running. That introduces constraints a greenfield build does not have:

  • Live dock doors that cannot be blocked
  • Traffic lanes for forklifts and delivery trucks
  • Hours when a haul truck can and cannot be on site
